Just Like the Corona Commercials

"..... It was the perfect way to start the trip because it was so relaxing, not too many people around, and the beach was beautiful.
The staff was very nice, attentive when we wanted them to be, but didn't hover or bug us. Cabanas Tulum was terrific......"
Kelly from San Francisco, CA

A Piece of Heaven

"..... I have been to the Mayan Riviera many times in the past decade and have stayed in All-Inclusive resorts, rented villas, and stayed in small hotels. Cabanas Tulum is as close to heaven as one can conceive of. The beach is magnificent, food Ziggy Beach is superb ,and the oceanfront cabana was steps to paradise from sunrise to sunset.
The staff was 5 star, first rate on every level. Pati, who runs the front desk during the day, should be teaching seminars on how to run a hotel and make guests feel at home.
This place is amazing.. Cabanas Tulum is in the process of adding a pool/spa and remodeling their cabanas..
We wil be back just as soon as it is possible to return to paradise...."
Terri and Howard of Amelia Island, Florida

Laid Back and Low Key

"..... I would start out by saying, "Don't go here" but that's just because I do not want you find out about this slice of paradise.
I can’t say enough good things about the place, but it's the people that really make this place what it is. From Pati at the front desk with a cheerful smile every morning (you have to go get your breakfast coupon from her to eat at the restaurant "Ziggy Beach") to Eli and the staff at the restaurant who work long hours to ensure that you have anything and everything that you need.
The people there are just happy, and you cant help but feel the same way....." olsonwed of Saint Louis, Missouri

Mexico's Riviera Maya: The New Caribbean Vacation Hot Spot

Travelers who are looking for a fantastic all-inclusive resort destination that is priced far below most tropical destinations in and around the Caribbean should look into Mexico's Riviera Maya. This area has fast become a very popular tropical vacation getaway for travelers from around the world.

The Riviera Maya is located on the Caribbean side of Mexico and encompasses the stretch of coastline ranging from about 5 miles to 60 miles south of Cancun.

Don't be misled into thinking that because you fly into Cancun to get to the Riviera Maya that it is anything like Cancun and its spring break, party-like atmosphere...it is far from it.

The Riviera Maya has been set aside by the Mexican government as a semi-protected area, and as such it cannot become the touristy, high-rise resort type of destination you find in the Cancun hotel zone.
Resorts can only be built 3-stories or less in height and they have to be constructed to embrace the surrounding vegetation, wildlife, and topography. It is a much more family-friendly and romantic vacation destination.

Resorts in the Riviera Maya are primarily all-inclusive properties. Because of the remote locations of many of the properties there are very few offsite dining areas. All-inclusive resorts give the traveler the benefit of having everything paid for prior to their arrival.

All meals, drinks (alcoholic and non-alcoholic), non-motorized watersports, and other amenities are included in package prices.

The more upscale all-inclusive resorts of 4-star and higher quality typically have many different restaurant options ranging from buffet to world-class a la carte cuisine....all-included! Some of the more popular resort chains in the Riviera Maya include Iberostar Resorts, Palace Resorts, and Secrets Resorts & Spas.
Resorts run anywhere from more family-related types of properties or resorts for the budget-minded to very upscale adults-only spa resorts.

One of the best reasons to choose the Mexico Riviera Maya for your next vacation is not just for the superb quality resorts and great value, but also for the fantastic tours and excursions that are available in around the Yucatan Peninsula region.
This area is teeming with Mayan ruins and ancient architecture that are very popular with tourists. The most majestic of the local Mayan ruins are the pyramids of Chichen Itza. These incredibly preserved pyramids date back to 400AD and this awe-inspiring tour will leave with you many wonderful memories.
There are many other Mayan ruins tours you can take as well. In addition to ruins you can also experience many eco-based tours that take you to game and marine preserves where you will find amazing wildlife and snorkeling that is nothing short of amazing. Another popular day-trip for those staying in the Riviera Maya region is the island of Cozumel.
You can reach this quaint island by ferry from the town of Playa del Carmen located in the heart of the Riviera Maya. It is a short 45 minute ferry ride and once there you will find duty-free shopping, great dining, and some of the world's best SCUBA diving and snorkeling.

If you have taken tropical vacations in the Caribbean or Hawaii and are looking for a new destination to go to the Riviera Maya is an excellent choice that will definitely impress and have you ready to come back to again and again.

The Truth Behind All-Inclusive Resorts in the Riviera Maya - What You Need to Know

The Riviera Maya is one of the hottest vacation spots (no pun intended) and accounts for 40% of the tourism dollars of Mexico.
All-inclusive resorts line the Riviera Maya coast to facilitate massive numbers of visitors, and these tourists often feel secure staying at a resort in a foreign land such as Mexico.
But in determining whether an all-inclusive resort is right for you, you should consider some little-known facts about such resorts, regarding eating at the better restaurants, the type of alcohol you consume, and the tours outside the resort when you want to venture off the property.
This article will aim to show you a few of the snags when staying at an all-inclusive resort and what other options you have in the Riviera Maya.

If you desire more than just buffet food for the length of your stay at a resort, be aware that many Riviera Maya resorts have deterrents in place to not make it too easy to eat at their better sit-down restaurants.
Oftentimes, the resort will require you to make a reservation if you want to eat at a sit-down restaurant.

While this seems reasonable on the surface, it is actually designed to discourage numbers of tourists from eating at the better restaurants. First, the resort may often require you to make such reservations a day in advance. So, at the very least, if your resort requires this, you will not be able to eat at a sit-down restaurant the first day of your stay!

And they may be able to only take such restaurant reservations during certain hours in the morning, further limiting when you can secure a meal at one of their better restaurants.
If you have been up late drinking the night before or if you have a tour reserved outside the resort in the morning, this can be a very inconvenient time.
And then the resort will require you to wait in line for the concierge to make the reservation. It is only one line and because of the limited time allowed to place the reservations, the line is often long and requires a long wait, something you may not want to do on your vacation.

This is even more frustrating when in the evening, if you stop by one of the restaurants, you may notice that a particular restaurant has many open tables but will not allow you to eat at the restaurant without a reservation.
So when researching to stay at any Riviera Maya resort, consider contacting the resort and asking their policy for making dinner reservations.

Another concern if you are thinking about staying at an all-inclusive resort in the Riviera Maya is the quality of their alcohol. Some resorts will advertise that they serve certain top-shelf alcohol. But be aware that some resorts, while they advertise they serve top-shelf alcohol, may only offer such top-shelf alcohol only at particular bars.

These bars may not always be accessible or easy to get to. So, if top-shelf alcohol is important to you, inquire with the resort before making your reservations to determine whether they provide such top-shelf alcohol at all their bars or only a select few and how easily accessible those bars are.

An excellent tool is the Riviera Maya EZ-Locator which will allow you to search for vacation rentals by owner instead of resorts, and locate only those villas or condos that meet certain conditions, such as whether restaurants are within walking distance or if top-shelf alcohol can be provided in your vacation rental on the Riviera Maya.

Finally, many tourists do not realize that Riviera Maya resorts want to keep the tourists on the property, spending money at the resort.
The resort knows it has tourists locked-in, so to speak, so it charges a premium for many services.
Tours to explore the Riviera Maya outside the resort are another way that resorts like to charge premium prices.
For example, at one resort I know, the resort charges $100 per person for a tour to a nearby ruin. And this is on a crowded bus with other tourists. Now if you like to stay with a group like that and not venture off on your own, then this may be for you. But one can simply grab a private cab outside the resort, pay $25 for a one-way trip to the ruins, and pay $5 for the entrance fee. Round trip that's $55 and you get the privacy of your own cab, you can explore the ruins at your own leisure, and you didn't have to wait in line at the resort to book the tour. Consider venturing outside the resort for better deals on tours or exploring the Riviera Maya yourself via a cab or rental car.

So you can see that an all-inclusive resort may offer roadblocks to enjoying yourself, at your leisure, in terms of access and price gouging. If a resort appears too restrictive, an alternate option is to stay at a vacation rental in the Riviera Maya, such as a villa (vacation house) or a condo.

All-inclusive resorts can provide a no-worry vacation in the Riviera Maya, but vacation rentals by owner may be excellent options that give you more freedom, choice, and value to explore the Riviera Maya at your leisure.

Jim Monte likes to pass along secrets and tips about vacationing in the Riviera Maya. He runs a website with listings of Riviera Maya vacation rentals by owner, where owners can list their villa or condo for free, and renters can browse the listings and contact the owners without needing to register.
And with the site's Advanced Search capabilities, renters can search villas and condos by amenity and find the perfect vacation rental that suits their needs. To take advantage of these free tools, check out Jim's MayanRivieraMaya.com site and find vacation rentals by owner in the Mayan Riviera.

Playa Del Carmen Real Estate - Beachfront Retirement, on a Budget

Do you think that you can't afford to retire on the beachfront? If so, consider this; the Riviera Maya, the stretch of beautiful beachfront communities starting at Cancun, going down past Playa del Carmen, and finally reaching Tulum, provides many properties for sale of all types, sizes, shapes and prices. Besides falling into various different budgets, many of these have the potential to be used for income purposes or, with time and planning, can be acquired at a much lower price than expected, helping to prepare you for a comfortable retirement.

One of the best ways to prepare for retirement is to buy a property which can serve a vacation home, and be rented to tourists while not in use, providing an income. Cancun Real Estate and Playa del Carmen Real Estate include condos and villas which are in high demand locations for vacationers.

It has already been proven a financially sound option to invest in this way.
Property management companies make it easy for buyers planning ahead for retirement to rent out their future home.
This rental income can balance the expenses of ownership, and provide some extra savings. This option is ideal for those who have slightly more funds available now, but want to see those go a far as possible.

Another way to plan for a financially sound retirement is a land purchase. While Cancun and Playa del Carmen provide excellent land options, Tulum Real Estate in particular currently provides many land purchase options, at relatively accessible prices.
This is especially an excellent option if are buying with time to build the home of your dreams near one of the world's most beautiful beaches during the years that you prepare for retirement.
This is a great idea if you have a specific idea in mind of what style you would like for your home, and you want to invest into in stages.

Another option is the "fixer upper." A Playa del Carmen or Tulum home in not 100% condition can often be bought for a considerably lower price than the area's typical market value. With time, dedication, and a small amount of funds available the right "fixer upper" can be converted into a perfect beachfront home.

If you're a handyman who likes to save money and see great results at the end, this is the choice for you.

Each of these options will allow you to own an excellent property on the Riviera Maya at a considerably lower cost than you might expect; the property can be entirely paid for and ready to enjoy and relax by the time retirement comes.

You can consider which option is most suitable for your financial situation, the time you have available, and the type of property you would like to have for retirement. Do some research on internet MLS listing pages, then, contact an experienced, reliable broker to have them help you search for select, and complete the buying process for that idea home for your retirement on the beach.

Riviera Maya - Mexican Treasure

Mayan Riviera, or Riviera Maya in Spanish, is one of the most popular destinations in Mexico.
The Riviera Maya is the official name for a stretch of coastal land from the south of Cancún to Tulum. It includes the Sian Ka'an Biosphere Reserve. This area of the coast covers 130 km (81 mi), not including the Reserve. It includes many small towns and hideaways, plus nature parks and large resorts, among which are luxury resorts of 5 or more stars.

The largest towns are Puerto Morelos and Puerto Aventuras. These are lesser known but equally worthy vacation spots. Hideaways include Punta Bete, Xpu-Ha, Paamul and Punta Allen. Major cities in this stretch include Playa del Carmen, Akumal, and Tulum. Cancún and the island of Cozumel are only minutes away by car or ferry. As you can imagine there are plenty of things to do for vacationers of all preferences. Whether you want to relax on the beach, snorkel in the clear blue waters, shop for souvenirs, visit historical or nature preserves, or eat at a plethora of restaurants, Riviera Maya will more then fulfill your vacation desire.

Lots To Do

Swimming with the Dolphins - Dolphin Discovery (998/887-0207) is located at Treasure Island on the side of Isla Mujeres, facing Cancun. Up to six people can swim with two dolphins and one trainer. Another option is Xel-Ha (998/883-3293), a theme park in Puerto Juárez.

For under $90 US per person, you can swim for 30 minutes in a natural habitat environment called dolphinaria.

Snorkeling - Isla Mujeres is located close to one of many coral reefs, and the area is popular for its snorkeling and scuba diving.

The most popular snorkeling area is El Garrafón National Park. Another popular spot is Bahía de Mujeres.

SCUBA Diving - By far, the most popular destination is Cozumel. It ranks among the top five dive destinations. But don't forget your dive card and dive log. Dive shops will rent you gear but won't take you out on a boat until you demonstrate some documentation. You can save money by getting a dive package together with hotel stay. Cozumel has a lot of diving locations.

Some of the more famous are Palancar Reef, Santa Rosa Wall, San Francisco Reef, and Yucab Reef. The Great Maya coral reef is also breathtaking.

Wildlife - No, not the all night partying kind, but natural Reserves is what we're talking about here. South of Cancún, near the Mayan Ruins of Tulum, you will encounter the Sian Ka'an Biosphere Reserve. Here you can enjoy wildlife in their natural habitat. Activities include kayaking, fly fishing, and educational programs.

In Isla Mujeres you may want to visit the Turtle Sanctuary, a reserve dedicated to preserving Caribbean Sea turtles and educating the public about them.

Beaches - Playa del Carmen offers same quality of beaches as Cancun with fewer crowds, although it is growing in popularity.

Few minutes by ferry will take you to the island of Cozumel which has wonderful beaches such as Playa San Francisco and Playa Palancar.

Swimming - If you're in Isla Mujeres, then we recommend Playa Norte.

Anywhere there is a great beach in the Riviera Maya you'll find a great swimming experience.

Fishing - Riviera Maya offers great fishing experience.
To arrange a day of fishing contact the Sociedad Cooperativa Turística. Alternatively your travel agent can arrange a fishing tour for you. Best months for fishing are April to September.

Museums and Maya Ruins - On rainy afternoons you may wish to check out a museum or two. In Cozumel, Museo de la Isla de Cozumel merits a visit. Mayan ruins are definitely worth a visit when you're in the Riviera Maya. One notable spot are the Ruins of Tulum, a Maya fortress-city overlooking the Caribbean. These are located thirteen kilometers (8 miles) south of Xel-ha.

There are way too many activities in the Riviera Maya to be able to list them all in a short article such as this one. In the near future look for more articles dedicated to one or few destinations in the Riviera Maya.

If you end up going to the Riviera Maya, we hope you have a fabulous time there.

Cozumel (just off the Mayan Riviera coast) has stunning snorkeling on a number of different coral reefs. The diving is also superb.
The water clarity is very good and there is deep water close to shore.

An Introduction to Riviera Maya

The Riviera Maya is a sunny region with white sand that borders the turquoise waters stretch of amazing beachfront that takes up over seventy miles of coastland on the eastern part of Mexico in the state of Quintana Roo.

The Riviera Maya is comprised of many gorgeous isolated and virgin beaches that offer visitors both romance and tranquility, as well as exciting adventures at every turn for the more bold of heart. A tropical paradise in the truest sense of the word, the crystal clear seas are even rumored to be hiding ancient treasure.

One type of treasure that we know is hiding in the reefs is the live treasure of gorgeous sea faring creatures that are sure to delight snorkelers and divers alike.

No matter what your ideal beachfront vacation dreams may consist of, the Riviera Maya will undoubtedly be able to satisfy your every desire.
Chock full of gorgeous Resorts that are just waiting to provide you with the ultimate Caribbean experience, the Riviera Maya is definitely the place to go if your idea of a vacation consists of :

Gorgeous beaches, fun, relaxation and lots of sun! Known among locals, regular visitors and first time vacationers alike as the ultimate Caribbean experience, the Riviera Maya Cancun is a wonderful place for your vacation whether you are single or married with children or anything in between!

The isolated, untouched beaches offer a stunning contrast to the modern architectural complexes of the resort hotels, marinas, sporting facilities, nightclubs and restaurants. In addition the southern half of the region contains the main ecological reserve of the state of Quintana Roo, the Sian Ka'an, which is not only a remarkable habitat that is world renowned for the richness of its flora and fauna, but also adds to the overall appeal of the Riviera Maya.

Riviera Maya is also a favourite destination for real estate investment in Mexico. Due to it's tropical climate, US style infrastructure and relatively cheaper real estate prices, investors from US, Canada and Europe are thronging to destinations like Tulum, Puerto Vallarta Real Estate and Playa del Carmen Real Estate.

Some of the world's biggest and most prestigious developers are also active in the region with world class real estate projects.
Most of the projects are booked during the pre construction phase itself due to lower prices and freedom to customize condos and property.
During the initial stages of real estate project development, the prices are substantially lower than the final prices.
The value of the project increases as the construction progresses from one phase to another.
Savvy Mexico real estate investors aware of this fact buy preconstruction property and benefit in the process. Nowadays, Real Estate developers in Mexico also encourage real estate buyers to buy preconstruction condos by revising the prices periodically upwards at pre determined stages of real estate project's development and sales.
This attracts real estate investors to buy property during initial stages of project development. This is ensures that both developers and real estate investors in Riviera Maya benefit from this strategy.

Here is a list of the top 5 places to see and things to do in the Riviera Maya (in no particular order, they are ALL amazing):

Mayan Riviera, Mexico - Why is it So Popular?

Yucatan Peninsula Map

The Mayan Riviera, a stretch of coastline on the Yucatan Peninsula running from just outside Cancun in the North to the ancient Mayan site of Tulum in the South is rapidly growing in popularity.

Why has this previously quiet area of the Yucatan Peninsula become a magnate for tourists?

Costs and Atmosphere on the Mayan Riviera

For visitors from North America, the Mayan Riviera is a more laid back alternative to Florida. It can also be cheaper to visit than either Florida or the Caribbean islands such as Barbados or Jamaica.

For visitors from continental Europe or the UK there is the added attraction of the current favorable exchange rate.
This can make traveling to the Mayan Riviera a more cost-effective option than visiting Southern Europe over a two-week stay.

Mayan Riviera Ancient Sites

Few tropical destinations have the benefit of the fascinating ancient sites on the Mayan Riviera.
At Tulum in the South the ruins are actually right on the coast, so you can admire them from your sun lounger! Other sites of note (all possible in a day) are Coba, Chichen Itza, and, Xel Ha.

Beaches, Diving, Snorkeling and Water Sports

Where does one even start to describe the beaches on the Mayan Riviera: Beautiful white sand beaches with warm ocean water.
Warm breezes and your favorite cocktail served at your sun bed - now that's what I call a holiday!
The Mayan Riviera is blessed with the stunningly beautiful Caribbean Sea with all its opportunities for water sports and diving/snorkeling.
The island of Cozumel is a real magnate for diving enthusiasts, offering deeper water closer to the shore than the mainland resorts.

Activities and Theme Parks

If golf is your thing, you are well catered for here, with courses in or neat all of the major resorts.
For the kids try Xel Ha or Xcaret - Eco-Theme parks that they will love.

Shopping is fabulous with many bargains to be had including local crafts. Other possibilities include kayaking, sailing, and horse riding.

Conclusion

The range of possibilities on a holiday/vacation to the Mayan Riviera is simply amazing. The climate and Caribbean Sea are beautiful, the people friendly, and the cost reasonable - what are you waiting for?
