Hotel Policies

Please read our reservation and cancellation policies below. By confirming your reservation with a deposit means you accept our reservation and cancellation terms.


  • 1)Our check in time is at 15:00 but should you arrive before 15:00 and your room is available, we can check you in upon arrival, should your room not be ready before check in time, you can leave your luggage at our front desk and use our beach amenities meanwhile. Our check out time is at 12:00. Please note, late check-out requests are always subject to room availability and have to be confirmed by our front desk staff.
  • 2) Pets are not permitted at the property or on the beach as Mexican law forbids it.
  • 3) Special Offers cannot be combined and are only purchasable individually per reservation.
  • 4) If you have a reservations without Special Offer, we ask for the remaining balance of your room at check in.
  • 5)Our Hotel will request a security deposit for the length of your stay and will release it at check out.
  • 6)We recommend our guests to purchase Travel Insurance for the eventuality of airfare cancellation due to bad weather conditions especially during the rain season. Your Travel Insurance should also have coverage for illness, accidents, theft and in case of medical evacuation .
  • 7)Children can only use the public pool under strict parental supervision.



Please understand, we only accept written cancellations which need to be confirmed by our reservation staff.

Cancellations made by phone are not accepted. Please note, there is a $ 40 USD cancellation fee.for all prepaid cancellations.

  • 1)If you confirm a buy-out of CabaƱas Tulum Hotel, please note unoccupied rooms can not be re-rented and will be paid for.
  • 2)There is no extra charge for re-scheduling (subject to availability)..Please note that rates will be adjusted according to seasonal price and new room reservations.
  • 3) The Hotel does not issue any devolution or refunds for early check outs,i.e. checking out prior to confirmed date.
  • 4)Please note,we do not refund or give credit for flight delays or cancellations, due to any circumstances. Please see our recommendation for Travel Insurance to avoid any inconveniences .



The Hotel Management & staff shall not be responsible for any damages caused mentally or physically as a result of the following situations:

  • 1.The Hotel takes no responsibility for children using the Hotel pool, staircases and upper floor terraces without parental supervision.
  • 2.We do not take responsibility for any flight delays or cancellation in the event of illness during a vacation, or early check out; hospital and medical expenses and recommend our guests to purchase Travel Insurance.
  • 3.The Hotel is not liable for any other costs, evacuation or inconveniences caused by a tropical storm or hurricane or of any event which lies beyond the Hotels' or the supplier's reasonable control, including but not limited to acts of Nature (e.g. hurricanes, mudslides, flooding and earthquakes.)
  • 4.In case of calamities of force majeure or national emergencies that do not depend on the Hotel, there is no refund, but payment for reservations will be applied to a new reservation with change of dates; no fee for re-scheduling will apply
  • 5.The Hotel is not liable for loss of personal items that are left in the room, or for losses incurred on hotel premises.
